We perform a comparative market evaluation to land on a price that will get your home rented in efficient time, but also works for you.
We ensure your property’s exposure is maximized by listing it across multiple rental platforms - Zillow, rentals.com, Realtor.com, the MLS etc. - in addition to our company website and social media.
All tenant applicants over the age of 18 undergo an extensive screening process. We do a 3rd party background, credit and eviction check. We independently verify eviction history on the magistrate court website for at least 2 known addresses, as well as independent employment verification and requiring them to supply a copy of their government issued ID. All of this to ensure the right people are moving into your home!
It’s the utmost importance to us that your needs are met during the leasing process. We are here to negotiate the terms and come to an agreement with the potential tenants that you’re comfortable with. Leases are signed via Docusign by both the tenant and owner.
A tailored owner’s portal is accessible to you at all times to check in on the property’s performance. You will also receive a monthly financial report and annual statement through this platform. We have an open line of communication, so you can feel free to message or call any team member. We make sure to keep you up to date with anything that comes up about the property along the way.
Every move-in and move-out we perform a detailed inspection and report back to you with its status. We also do bi-annual property maintenance inspections and monthly drive-by inspections.
We have an easy-to-use tenant portal through a software called Rentec. This platform allows tenants to pay their rent, communicate with us via a chat channel, and submit maintenance requests. It’s our priority to be attentive to both our tenants and properties.
Ensuring your property is maintained properly and repair issues are attended to ASAP is our goal. We make the process as hassle free for you as possible by discussing the options and scheduling the solution right away. The cost of repairs is deducted from the next owner transfer. You will be able to view a copy of the invoice on your owner portal.
